Criteria for Aberdeen’s new rental inspections

Aberdeen will start regularly inspecting all rental units in the city in 2019. Along with that, the city has adopted a new checklist it will use when inspecting the units. The checklist assigns a certain number of points to each infraction.

If a housing unit receives 25 points or more, the city will require the landlord to fix the issues to avoid having a unit shut down.

Here are just a few of the infraction criteria and how many points they carry:

25 points

• There’s not an adequate heat source.

• The unit doesn’t have a separate bathroom with a toilet, sink and shower or tub.

• There’s not hot and cold water to all plumbing fixtures.

• Plumbing or electrical system hazards.

• Doesn’t have a kitchen sink, cooking stove, refrigerator and counter space.

3 points

• Visible mold or signs of moisture or leaks.

• Insect or rodent infestation.

• Water heater not installed correctly.

1 point

• Wall surface, floor, windows and frames are not in good repair.

• Door for privacy isn’t securely attached or in good repair.
